Air-conditioning : The building has a fully automatic ducted air conditioning system operated from a central plant under control of a central building management system. After hours air-conditioning is available.
Stand-By Power : Two standby generators provide 100% full emergency power to essential services, general light and power and lift services in the event of a mains failure.
ESD Principles : The Building Owner is committed to a staged upgrade of the building to lower its carbon foot print and achieve ongoing energy savings.

Stage 1 has been completed with a monitoring phase now in progress. Recent additions to the building management system and associated plant have enabled energy savings in air-conditioning, general plant and lighting. Stage 1 works included carbon dioxide sensor-controlled basement carpark ventilation, variable speed drives on fans and pumps and the installation of low energy T5 lighting to basement carpark and common areas. In addition, low energy T5 lighting has been installed to refurbished vacant areas.
Upgrade Works : Apart from on-going ESD upgrades a major upgrade of the lift mechanical system was completed in 2006 with a refurbishment of the lift car interiors completed in 2009. On-going are floor-by-floor upgrades of lift lobbies, toilet amenities and vacant areas.
