| Air-conditioning Plant : |
The central air-conditioning system has two main chillers located at the Level 15 plant room with two cooling towers on the roof. All tenanted floors are fully air-conditioned with centre and perimeter zones on each floor. Retail tenancies are serviced by an air-cooled chiller at ground level. Condenser water is supplied to each floor for tenant supplementary units if required. After hours air-conditioning is available to tenants at a standard hourly charge. |
| Computer Facilities : |
A separate condenser water supply is provided to each floor. This facilitates the connection of supplementary air-conditioning plant for computer rooms and other high heat load areas. |
| Lifts : |
The building is serviced by eight high speed lifts serving low and high rise floors. Four lifts service levels 1 to 13 and four lifts service levels13 to 25. Two each of the high and low rise lifts service the lower ground floor and basement parking levels. All lifts are equipped with a security key system and each floor can be locked off from the access control system located in the ground floor control room.
A major upgrade of the lift mechanical system was completed in 2006 with a refurbishment of lift car interiors completed in 2009. |
| Security and Access : |
The building services and certain access points are electronically monitored so that service failures or security breaches can be responded to with a minimum of delay. Security patrols are conducted throughout the building on a 24/7 basis.
After-hours access is controlled by a proximity card system which enables authorised personnel to have 24 hour access to the building via the Queen Street entrance and, if appropriate, the car park. Lost keys can be programmed out of the system very simply. |
| Stand-by Power : |
Two 1300 KVA Diesel Generators are located on the roof top and are designed to provide 100% full emergency power to essential services, general light/ power and lift services in the event of a mains power failure. |
| Television : |
A master antennae television system is installed which is available to all floors of the building. |
| Fire Protection: |
The building is fully sprinklered with hydrants, hose reels and fire extinguishers installed strategically on each level. The building has emergency lighting installed throughout. These lights including exit signs are illuminated for a minimum of two hours in the event of the failure of both the mains electricity supply and the diesel generators. The fire protection system is directly connected to Fire Brigade headquarters. Emergency evacuation procedures have been developed for the building. |
| Building Maintenance and Cleaning : |
A building maintenance unit is located at rooftop level and is utilised when necessary for external facade repairs and periodic cleaning of the building’s exterior and windows. With the exception of the retail tenancies at ground level, the entire building is cleaned by competent contract cleaners appointed by the Owner. |
